Answer : The usual dynamics of a Holiday Let consists of :

  • A booking system (airbnb, booking.com, etc.)
  • A marketing platform (such as Sykes, cottages, etc.)
  • Private guests

There are various issues with this setup :

  • The booking system take 20% of the sales value.
  • The marketing platform take 20% of the sales value.
  • The resultant ‘take’ being 40%.

 

This is an inefficient use of resources.

Answer : We put control back in the hands of the owner.

The booking platform is run as usual and has instant booking selected.

This gives a greater ‘pecking’ order on the booking site.

Independent marketing campaigns by the owner direct potential guests to either sites.

Guests are split in loyalty between the two platforms.

Private bookings are then realised to increase direct booking loyalty to the level that the host aspires to.

Answer : It doesn’t.

We command the service providers, after all they are providing a service.

Some guests do not like the usual suspects (airbnb, etc.) and are only too happy to form contracts directly with the owners, especially returning guests.

You may find that the capability of a collective mix of ways to engage with guests a better solution.

  • If the host has an unexpected situation and cancels a holiday then fees are introduced to cover costs of these services.
  • If a complaint arises with a guest then the arbitrator not only withholds payment but also clawsback payment .
  • Double bookings occur from the use of multiple booking systems (fees are demanded).
  • Loss of control …many guests annually return book but have to follow the same booking procedure.
  • Inefficient ‘hidden guest – host’ contact details.

 

The owner of the accommodation should be using the services of others ….not being issued with demands on how to operate.
